Sobha's Siniya Island masterplan has put Umm Al Quwain on the UAE investment map for the first time, planting villas, waterfront apartments and a golf course on a natural island fringed by mangroves and pearl-diving-era archaeology. Pricing launched well below comparable Dubai coastal product, attracting investors extending the northern-emirates thesis beyond RAK. The market is entirely off-plan and single-developer, so the Sobha covenant is the core underwriting. Delivery through the late 2020s will define whether UAQ sustains a genuine prime coastal market.
