Run the numbers before anyone runs them for you.
Six calculators that turn a headline price into the real decision: monthly repayments, the true cash to complete, net yield after charges, the off-plan payment schedule, whether it clears the Golden Visa line, and the legal cap on any rent increase. No sign-up, no email.

UAE mortgage calculator
Estimate monthly repayments on a UAE home loan. Expats typically need 20% down (25% for property over AED 5M); most banks lend up to 25 years to age 65-70.
Indicative only. Actual rates depend on the bank, salary/business income, and whether the rate is fixed or variable. Pre-approval takes 3-5 working days.
Total purchase cost and DLD fee calculator
The sticker price is never the cash you need. This adds the Dubai Land Department 4% transfer fee, trustee, agency and mortgage registration so you know the true entry cost.
On a AED 2M home, plan for roughly AED 138,070 in fees, about 6.9% of the price, mostly the DLD 4%.
Rental yield and ROI calculator
Gross yield sells the headline; net yield pays your mortgage. Enter the price and expected annual rent to see both, after service charges and management.
Mid-market Dubai communities (JVC, Arjan, Town Square) clear 6.5-7.5% gross; prime beachfront trades yield for capital growth at 4.5-5.5%.
Payment plan simulator
See exactly what an off-plan plan asks for and when. Post-handover plans let rent offset the tail of the payments, the reason they dominate 2026 launches.
Plus the DLD 4% and ~AED 4,500 registration at transfer. Confirm the live schedule per phase, developers revise plans between releases.
Golden Visa eligibility checker
Property is the cleanest route to UAE long-term residency. A single title deed at AED 2M+ qualifies for the 10-year Golden Visa, off-plan with a 2M+ payment ledger counts too.
Eligible. The visa covers spouse, children and household staff, with no minimum stay requirement. We handle the DLD valuation and ICP application end to end.
RERA rent-increase calculator
Dubai caps how much a landlord can raise your rent, set by Decree 43 of 2013. The allowed increase depends on how far your current rent sits below the RERA rental index average for a similar unit.
Find the average on the Dubai REST app or the DLD rental index (the RERA rent calculator). A rise is only allowed once every 12 months, and the landlord must give 90 days written notice before renewal.
The landlord may raise the rent by at most 10%, to AED 99,000. Anything above that can be challenged at the Rental Dispute Centre.
Every calculator here feeds the same decision: what to actually buy. Give the Advisor your budget and goal and it ranks real projects against these exact figures.
