Values run to roughly AED 12,000 to AED 25,000 per square foot, the highest sustained figures in the city. The premium here is as much about the island as the badge, and the two together produce assets that almost never return to market.
2. One at Palm, Palm Jumeirah
Omniyat's collaboration with the Dorchester Collection sits at the top of the Palm for finish and service. Full-floor and penthouse units have traded from AED 100m upward. The draw is beach-frond position married to hotel-grade service, and a resident base that treats it as a trophy rather than a rental play.
3. Baccarat Residences, Downtown
Shamal's Baccarat brings the crystal house's name to the edge of Downtown, positioned squarely in the ultra-prime vertical market with penthouse pricing into nine figures. It competes on rarity of brand, Baccarat has attached its name to only a handful of residences globally, which is precisely the scarcity these buyers want.
4. Como Residences, Palm Jumeirah
Nakheel's own ultra-luxury tower on the Palm trunk, with full-floor units and a private pool on every home. It sold out at launch at premium psf and has become one of the Palm's most sought vertical addresses, proof that a strong master developer can command branded-tier pricing on reputation alone.
5. Bugatti Residences, Business Bay
Binghatti's collaboration with Bugatti is the most talked-about launch of recent years, a hyper-branded tower with a car-lift concept delivering vehicles to select residences. It sold out rapidly and pushed Business Bay psf to levels the district had never seen. The badge here is doing heavy lifting, and the market rewarded it.
6. Armani Residences, Burj Khalifa
The original Dubai branded residence, inside the world's tallest tower. Giorgio Armani's interiors and the Burj address keep these among the most recognisable homes on earth. Resale values have held firm over more than a decade, the clearest evidence in the city that a strong badge protects price through cycles.
7. Six Senses Residences, The Palm
Select Group's wellness-led tower on the Palm West Beach brings a longevity and spa concept to the branded market, aimed at a buyer prioritising health and service over pure logo prestige. It has broadened what the branded premium can be spent on.
What the premium actually buys
Three things justify the badge. First, service, hotel-grade concierge, housekeeping and amenities run to a standard an independent building rarely matches. Second, design integrity, a coherent, name-backed aesthetic that resists dating. Third, and most important for an investor, resale resilience, branded units have historically held value better through downturns because the badge narrows and enriches the buyer pool.
