How to Buy in Abu Dhabi: Saadiyat, Yas & Reem

Abu Dhabi opened freehold to foreigners and charges half Dubai's transfer fee. A working guide to the three islands that matter — Saadiyat, Yas and Reem — and how the process differs.

Abu Dhabi is no longer a closed market for foreign buyers. Since Law No. 13 of 2019, non-nationals can own freehold property inside designated investment zones — and the capital's registration costs and pricing make it a genuine alternative to Dubai, not just an overflow.

The process, and how it differs from Dubai

Abu Dhabi transactions run through the Department of Municipalities and Transport and its DARI platform, the emirate's equivalent of Dubai's DLD system. Two differences stand out:

  • Registration fee: 2% of the purchase price, against Dubai's 4%. On a AED 3M purchase, that is AED 60,000 saved at entry.
  • Freehold is zone-restricted. Foreigners own freehold only inside investment zones. Outside them, ownership is structured as long leasehold or usufruct. The three islands below are all freehold zones for foreign buyers.

Otherwise the shape is familiar: reservation, sale contract, developer or seller NOC, and transfer registered on DARI with a title deed issued. Aldar is the dominant master-developer; you will encounter it across all three islands.

Saadiyat Island — the prime play

Saadiyat is Abu Dhabi's cultural and beachfront district, home to the Louvre Abu Dhabi and a growing museum quarter. It is the capital's blue-chip address.

  • Pricing: roughly AED 2,500-4,000 per sqft for apartments; villas and beachfront command more.
  • Yield: prime and compressed — expect 4.5-5.5% gross.
  • Buyer profile: end-users and long-hold investors buying scarcity and lifestyle, not maximum cash flow.

Saadiyat behaves like a capital-preservation asset: lower yield, lower volatility, strong resale liquidity.

Yas Island — the growth and yield play

Yas is the entertainment engine — Ferrari World, Yas Marina Circuit, Warner Bros., SeaWorld — and the Yas Bay waterfront has turned it into a genuine residential destination.

  • Pricing: roughly AED 1,500-2,200 per sqft, materially below Saadiyat.
  • Yield: stronger, typically 6.5-7.5% gross, helped by short-stay and tourist rental demand.
  • Buyer profile: investors chasing cash flow and capital growth as the island matures.

Yas is the island where the yield math works hardest, with the tourism footfall to support short-term letting.

Al Reem Island — the volume and value play

Al Reem sits minutes from the city centre and is Abu Dhabi's high-density apartment market. Under continuous development, it offers the lowest entry point of the three.

  • Pricing: roughly AED 1,200-1,800 per sqft.
  • Yield: 6.5-7.5% gross for well-located stock.
  • Buyer profile: first-time investors and end-users wanting proximity to the CBD at an accessible price.

Within Al Reem, location discipline matters — completed, well-managed towers with sea or canal views outperform interior units in later phases.

Payment plans and financing

Off-plan payment structures mirror Dubai: 40/60 and 60/40 splits are common, with some developers offering post-handover plans of 1% per month. Mortgage financing is available to residents through Abu Dhabi and national banks; non-residents face tighter loan-to-value ratios and should confirm terms before committing.

How to choose

The three islands are not competing for the same buyer:

  • Want capital preservation and lifestyle? Saadiyat.
  • Want yield plus growth with tourism tailwinds? Yas.
  • Want the lowest entry and city proximity? Al Reem.

Run the same test on each: annual rent, minus the service charge, minus a vacancy allowance, over the all-in purchase price including the 2% fee. That single net-yield number, compared honestly across the three, tells you more than any brochure. Abu Dhabi's lower transaction cost gives every one of these islands a head start on net return that Dubai buyers do not get.
