The garage became a floor plan

For a certain Dubai buyer, the question is no longer how many bedrooms a home has but how many cars it can hold, and whether they arrive by lift.

Binghatti's Bugatti Residences in Business Bay made the car lift a headline amenity: every sky-mansion is served by a private automotive elevator that delivers the owner's hypercar to the living floor and stores it behind glass as furniture. Bentley Residences on the Business Bay canal offers in-unit sky garages for multiple cars per apartment. Mercedes-Benz Places, launched in Meydan in early 2026, extends the format into a full master-planned district.

The logic is simple. A collector with eight or ten cars cannot leave several million dirhams of metal in a shared basement bay. The private, secured, climate-controlled garage, historically a villa feature, has been engineered vertically, and buyers pay for it.

Villa strongholds

Emirates Hills remains the apex address for collectors who count garage capacity in cars rather than square metres. District One on Meydan's lagoon and Al Barari's low-density plots serve the same buyer with newer stock. Dubai Hills Estate has emerged as the volume choice for the AED 15 to 40m collector who wants a six-car garage without Emirates Hills pricing.

Vertical collectors

For owners who want a penthouse and their cars on the same title deed, the branded car-lift towers of Business Bay are the only real answer. These units transact at a measurable premium precisely because the garage cannot be replicated elsewhere in the tower.

The enthusiast belt

Motor City, wrapped around Dubai Autodrome, and the workshops of Al Quoz and Dubai Investment Park host the servicing, storage and detailing economy: the collector's back office. Proximity to a trusted specialist is itself a locational value.

The pattern holds across price bands. The higher the garage requirement, the more the buyer trades height for land, and the further the search moves toward Meydan, Emirates Hills and the Al Khail corridor.

The premium, quantified

A private, secure garage is no longer a convenience line item. It is a priced, tradeable component of the asset.

Check the load and dimensions. Automotive lifts and floor loadings are engineered to a spec; a low-slung hypercar with a long wheelbase does not fit every system. This is a due-diligence item, not a brochure detail.

Weigh service access. A garage forty minutes from a trusted Al Quoz specialist is worth less to an active collector than one on the Al Khail corridor.
