The renamed and re-masterplanned Deira Islands put 20 km of new beachfront within ten minutes of old Dubai and DXB. Nakheel sold plots to a wave of boutique developers, producing a fast-moving off-plan market of low- and mid-rise beach buildings rather than mega-towers. Pricing has stepped up quickly but still undercuts Palm and Beachfront comparables for genuine sea-adjacent stock. The area's proximity to the airport and Downtown Deira gives it a distinct, city-beach character.
