Start with the correction, because it is the reason this page exists. We hold 3,949 projects across the UAE. 130 of them sit on Dubai Islands, 227 of them are built by DAMAC Properties and one more by a DAMAC subsidiary, and those two sets do not intersect at a single record. We also searched every field of all 130 Dubai Islands entries for the word DAMAC and found nothing at all. The mix-up is understandable, because DAMAC named one of its own communities DAMAC Islands, so the two names sit one word apart while pointing at completely different parts of Dubai. If you searched for DAMAC on Dubai Islands, what you almost certainly want is DAMAC Islands, and it is the next paragraph.
DAMAC Islands is DAMAC's own masterplan, and the plots are named after tropical destinations. We track 28 of them across two phases, 17 in DAMAC Islands and 11 in DAMAC Islands 2, every one developed by DAMAC Properties, every one off-plan, and every one carrying a 2026 launch year. Phase one holds Bali, Fiji, Bora Bora, Maldives and Seychelles, and runs from AED 2,100,000 for Bali 2 up to AED 2,800,000 for Seychelles 2. Phase two holds Bahamas, Cuba, Bermuda, Maui, Tahiti, Mauritius, Barbados and Antigua, and runs from AED 2,746,000 up to AED 2,990,000 for Antigua, with six of the eleven priced at exactly AED 2,746,000. Barbados is the single record with no price published yet, so 27 of the 28 carry a figure. Every one of the 28 is listed at four bedrooms or larger. Those are DAMAC Islands prices, and none of them apply to Dubai Islands.
Dubai Islands is the waterfront masterplan, and the developer list there looks nothing like DAMAC's. Nakheel leads with 23 projects, then Imtiaz Developments with 17 and Ellington Properties with 14. Past that top three the field is unusually wide, 56 distinct developers in total, counted across all 130 records including the two listing-style entries the table excludes, with Avenew Development on five, Beyond and Fakhruddin Properties on four each, and a long tail of 39 developers holding a single project apiece. Nakheel's own range runs from Bay Grove Residences at AED 1,850,000 to Rixos Dubai Islands at AED 12,000,000, with Bay Estates at AED 5,200,000 in between. Imtiaz runs from Sunset Bay at AED 1,695,000 to Beach Walk Grand 2 at AED 2,600,000. Ellington runs from the Ellington Sands I towers at AED 1,700,000 to Ellington Cove and the five Meriva buildings, Gardens A and B, Shores A and B and Sunset, all at AED 2,700,000. The island also carries eight projects offering studios, which is a layout DAMAC Islands does not have at all.
On price, 113 of the 130 Dubai Islands projects publish a starting figure and 17 do not, and we show no estimate for the 17 rather than invent one. One further record is a listing-style duplicate rather than a real project, so the table above lists 112. The ladder starts at AED 1,050,000 for Do Hotels and Residences by One Development, with Luzora Residences by DIA Developments and Ayamore Residence by Ayat Development both at AED 1,400,000, and tops out at AED 12,000,000 for Rixos Dubai Islands. The median starting price across the 113 priced records is AED 2,000,000, and 56 of the 112 listed start at or below that line. By band, four start under AED 1,500,000, 44 start at AED 1,500,000 or above but under AED 2,000,000, 56 start at AED 2,000,000 or above but under AED 3,000,000, and eight start at AED 3,000,000 or above. One caution when you compare against lists elsewhere. Several Dubai Islands schemes are recorded building by building rather than as one development, and Bay Grove Residences alone accounts for 18 separate records.
About the 2026 in the search. It is real, but it refers to launch and not to handover. 82 of the 130 Dubai Islands projects carry a 2026 launch year, 30 carry 2025, 15 carry 2024 and three carry 2023, and all 28 DAMAC Islands homes are 2026 launches. We hold a handover date on 122 of the 130 Dubai Islands records and they run from Q4 2025 to Q4 2031, with only 16 of them falling inside 2026. Every one of the 28 DAMAC Islands records is dated Q4 2028 or later, 13 at Q4 2028, four at Q2 2029, ten at Q2 2030 and one at Q4 2030. A 2026 launch year is not a 2026 move-in, and on DAMAC Islands nothing is dated before 2028. On structure, 117 of the 130 Dubai Islands projects are under construction and 11 are still off-plan, and the remaining two are the listing-style records we filter out of the table. The payment plans cluster on 60/40 with 31 projects, 50/50 with 30 and 70/30 with 25, while 16 are quoted as plan on request. We hold rental yield estimates on only five of the 130, which is far too thin to rank the island on income, so we have not tried to.
