Financing, the visa, and your currency

Mortgages

Bahraini buyers can pay cash or apply for a UAE mortgage. Some UAE banks lend to non resident GCC nationals, and as a GCC citizen you may find terms closer to those for residents. Non residents typically need a larger down payment, often around 40 to 50 percent, with the remainder financed. Rates and criteria differ between banks, so we connect buyers with mortgage advisors early in the process.

Golden Visa

A property investment of AED 2 million or more qualifies the owner for the UAE 10 year renewable Golden Visa, and qualifying off plan purchases count toward the threshold. The visa can cover a spouse and children, giving a Bahraini family long term residency in Dubai on top of the GCC mobility they already hold.

BHD to AED

The UAE dirham is pegged to the US dollar at a fixed rate, and the Bahraini dinar is also pegged to the US dollar. Because both currencies are anchored to the dollar, the BHD to AED rate is very stable, so a Bahraini buyer carries minimal currency risk on the purchase or on ongoing rental income. What it costs on top
