Financing, the visa, and your currency

Mortgages

Omani buyers can pay cash or seek a UAE mortgage. Some UAE banks lend to non resident GCC nationals, and as a GCC citizen you may access terms closer to those offered to residents. Non residents generally need a larger down payment, often around 40 to 50 percent of the value, with the balance financed. Rates and eligibility vary by bank, so we introduce buyers to mortgage advisors early.

Golden Visa

A property investment of AED 2 million or more qualifies the owner for the UAE 10 year Golden Visa, which is renewable. Off plan purchases that meet the value threshold can also qualify. The visa can extend to a spouse and children, giving an Omani family a long horizon residency option alongside their existing GCC mobility.

OMR to AED

The UAE dirham is pegged to the US dollar at a fixed rate, and the Omani rial is also pegged to the US dollar. Because both currencies track the dollar, the OMR to AED rate is highly stable, so an Omani buyer faces very little currency risk on the purchase price or on rental income over time. What it costs on top

Budget roughly 6 to 8 percent above the price. The Dubai Land Department transfer fee is 4 percent, plus about AED 4,500 in trustee and admin, agency at 2 percent plus VAT if you use a broker, and 0.25 percent mortgage registration if you finance. Run your own numbers with the calculators.
