Financing, the visa, and your currency
Many Qatari buyers pay in cash, but UAE mortgages are available to non resident Qatari nationals through several Dubai banks. Non residents generally need a larger down payment, often around 40 to 50 percent, with the balance financed over the term. Rates and eligibility depend on income, the bank and the property. As a fellow GCC market with close banking links, Qatari applicants are usually well received by UAE lenders.
A property purchase worth AED 2 million or more qualifies the buyer, spouse and children for the UAE's renewable ten year Golden Visa. Off plan homes from approved developers count toward the AED 2 million, and several properties can be combined to reach it. For Qatari families who visit Dubai often, the visa provides relaxed long stay residency, easy family sponsorship and smooth entry and exit without a local employer.
The Qatari riyal and the UAE dirham are both effectively pegged to the US dollar, so the QAR to AED rate stays close to a fixed level. That removes most currency risk for Qatari buyers, since the price in riyals of a dirham denominated home barely changes over time. You will still pay a small bank margin and transfer fee when moving funds, so compare your bank's rate before sending a large sum.
