Mortgages

Many Saudi buyers pay in cash, but UAE mortgages are available to non resident Saudi nationals through several Dubai banks. Non residents typically need a larger down payment, often around 40 to 50 percent of the price, with the balance financed over the term. Rates and eligibility depend on income, the bank and the property. As a nearby GCC market with strong banking ties, Saudi applicants are generally well received by UAE lenders.

Golden Visa

A property purchase worth AED 2 million or more qualifies the buyer for the UAE's ten year Golden Visa, renewable, covering spouse and children. Off plan purchases from approved developers count toward the threshold, and you can combine more than one property to reach it. The visa gives long stay residency without a local employer, easy family reunification and smooth entry and exit, an appealing status for Saudi families who spend extended periods in Dubai each year.

SAR to AED

The Saudi riyal and the UAE dirham are both effectively pegged to the US dollar, so the SAR to AED rate stays close to a fixed level over time. This removes most currency guesswork for Saudi buyers, since the price in riyals of a dirham denominated home barely moves. You will still pay a small bank margin and transfer fee when moving funds, so compare your bank's rate before sending a large sum.
